1. Description of the Property

 

1.1 Government House, Grand Bahama Yacht Club on Midshipment Rd in Freeport, Grand Bahama.

​

Ground floor condominium consisting of:

- Living room and dining room

- Kitchen

- 3 ensuite bedrooms

- Powder room

- Laundry room

- Private garden and surrounding balcony

​

1.2 Frigate Cottage, 6 Royal Palm Way, Freeport, Grand Bahama. Located on the Silver Point canal system with access to the ocean.

 

Private residence consisting of:

- Large combined living room and kitchen

- 4 ensuite bedrooms

- Laundry

- Powder room

- Covered porch

- Swimming pool

- Carport for 2 vehicles

- Storage room with freezer and rod storage

- Dock space for 3 boats

- High-speed 50,000 lb boat lift (separate charge)

 

2. Terms

The agreement is for the occupation of the property under the specified terms and conditions. The length of occupation will be agreed upon and confirmed in writing by the owner.

 

3. Payment

​

The agreed fees specified in the invoice confirming the reservation must be paid in full before occupation. A 50% deposit is required to confirm the reservation, with the balance to be paid at least 5 days before the agreed occupation date. 4. Refunds

 

- If the reservation is cancelled 3 months before the reservation date, the deposit will be refunded in full.

- Any reservation cancelled between 90 to 30 days before the reservation date will receive a 50% refund of the deposit.

- No refunds will be issued within 30 days unless another booking is obtained for the property.

 

5. Damages

 

The occupants are responsible for reporting any damages or lost items to the owner as soon as possible. The owner will send an invoice to the renter to cover the cost, which must be paid before vacating the property.

 

If any equipment on the property is not functioning, please report this as soon as possible so it can be repaired or replaced.

 

6. Security Deposit

 

At the discretion of the owner, a security deposit may be required before occupation.

 

7. Occupancy

 

Maximum occupancy:

- Government House: 6 people

- Frigate Cottage: 8 people

- Fortune Cay Club: 7 people

- Boat House: 3 people

 

The maximum occupancy cannot be exceeded for overnight stays. Guests are allowed up to 50% of the maximum occupancy. Under no circumstances are any functions or parties allowed on the premises.

 

8. Use of the Property

 

The properties are intended for recreational occupation and accommodation only; no commercial or other activities are allowed.

 

9. Keys

​

One set of keys is supplied. An additional set can be supplied on request. The cost of replacement is $100, or the actual cost of lock replacement if required.

 

10. Smoking

 

Smoking is not allowed inside the residence.

 

11. Pets

 

Pets are allowed with prior permission. An additional deposit may be required to cover any additional cleaning or repairs due to pet damage.

 

12. Utilities

 

For rentals of less than 2 weeks, all utilities are included. Propane and water tanks are supplied full and can be refilled on request for a small fee.

 

13. Landlord Access

 

The landlord is allowed reasonable access to the property during the rental period.

 

14. Local Laws

 

Occupants agree to abide by all local rules and regulations.

 

15. Noise and Loud Music

​

Occupants agree not to cause any disturbance or make excessive noise. All music should be turned off no later than 10 PM.

 

16. Property Condition

 

The owner has taken every effort to ensure the property is available in a clean and tidy manner and expects the property to be returned in the same condition. Trash bins are located on the property, and pickup times and locations are posted on the information sheets in each property. Towels can be left in the bathrooms, and sheets and pillowcases left on the beds.

 

17. Major Storms

 

If the renter has paid for the occupation of a property and either cannot travel or the property is damaged by a major storm, the reservation can be postponed for up to a year on the same terms and conditions. If it is not possible to take advantage of the reservation within that time frame, 50% of the fee will be refunded.
